1- Be Informed:
When selling your property, Kataco can give you up-to-date information about what is happening in the marketplace as well as the price, and terms and condition of competing properties. These are key factors in getting your property sold at the best price, quickly and with minimum hassle. You don’t want to undersell your property, and you don’t want to overprice it and loose possible customers.

2- Get the Proper Exposure:
In addition of having your property posted on our website and get exposure to thousands of possible buyers, Kataco will keep an eye on its own clientele and whether your property falls within their search criteria. We also have many local connections which increases the possibility of selling your property as fast as possible.

3- Get Professional Assistance:
Kataco will also help close the sale of your property. Between the initial sales agreement and closing, questions may arise. For example, unexpected repairs are required to obtain financing or a cloud in the title is discovered. The required paperwork alone is overwhelming for most sellers. Kataco knows the ins and outs of the system, and will objectively help you resolve these issues and move the transaction to closing.

Kataco’s policy:

Kataco only deals through contracts. This is the policy for any property that is to be listed on Kataco, added to Kataco database, or presented to any of our list of buyers. This policy is non-negotiable because it rules out speculators and only deals with serious sellers. If you are serious about selling your property, then you must sign a contract with Kataco authorizing us to sell your property. We have built a reputation of competence because we proved over the years that we are capable of delivering results for both the seller and the buyer.

Why this policy?

The Lebanese market is saturated with unprofessional people dealing in the real estate market. It is not an organized and controlled profession. Someone’s uncle, brother in law or distant relative often get involved in these matters, and when it comes to Kataco, this is an unprofessional approach towards a very important monetary transaction. Therefore, our policy is established to ensure professionalism, and to insure that the rights of all involved parties are protected.

How should I price my property, and how to know what is a fair price?

A word of advice from the Kataco team: Kataco can help you determine your fair property value by comparing current real estate prices similar to your property in the area. Therefore, you should be able to price your property fairly. In our experience, you’d rather get an offer, and say no to that offer, than not to get an offer at all. The price you will set for your property makes all the difference in getting offers. If it is fairly priced, you will get offers. If it is highly priced with a wide margin for negotiation, you might not get any offers at all.

Realtor Fees:

Kataco’s policy is a 5% commission fee from the seller. we charge this fee from the party that receives the money to make transactions easy for all parties. We don not charge a realtor fee from the buyer.

For sellers residing outside Lebanon: $1000 upfront realtor fee refundable at the closing of the purchase transaction. This fee is set because KATACO receives many emails from sellers residing outside Lebanon only looking to test the market. The $1000 fee is there to sort out serious sellers.

In addition to realtor fees, there are other fees to consider:

Seller’s Fees: Any seller must know that upon selling their property, certain documents must be at hand, for example, the map of the property in question, which could be obtained from the building department, as well as clearance papers to prove that there is no lien or any disputes on the property, or to verify that there is only one owner for the property. These fees must be provided for Kataco, or upon the seller’s request, Kataco can obtain these documents from the building department for a certain fee to cover the price of the documents in the governmental institutions as well as Kataco’s fees for obtaining these documents.
